The third quarter saw a shift in market conditions in the Calgary real estate market. After an extremely red-hot first two quarters with consistently less than 1.4 months of inventory, it seems as though buyers are taking a small breather.

Lowering interest rates may have helped spur some buying activity in other markets throughout Canada that were experiencing a slowdown, but in Alberta, we were already in a hot market and the rate drop is just contributing to these conditions.

I guess I will start off by saying - we mostly had winners here in Calgary in 2023!
While other markets in Canada saw price declines and sluggish market activity, Calgary and its surrounding towns saw remarkable resiliency in the face of massive mortgage interest rate increases.
