Arbour Lake offers amenities and affordability

Looking for a community that offers great shopping, easy access to transit and major roads, oodles of green space and recreational pursuits, not to mention a quick getaway to the mountains for the weekend?  All for a reasonable home price?

Well yeah, who isn’t?

If that’s the case, then you need to consider looking in the Northwest community of Arbour Lake. This suburban community isn’t your typical monochromatic cultural void. In fact, it was named Calgary’s fifth best neighborhood in Avenue Magazine’s annual 2019 survey.

Bounded on the north by Country Hills Boulevard, on the east by Nose Hill Drive, and to the south and west by two main highways – Stoney Trail and Crowchild Trail, the central focus in this neighbourhood is the unique, large man-made lake, the only one in the city’s Northwest.

And it gets used a lot.

The 10-acre trout-filled lake is the anchor, and yes you can fly fish on it (members only) as well as swim and paddle on in it the summer. In winter there are skaters and impromptu hockey games on it, and it’s a place where community members meet and get to know each other better.

Established in the early 1990s, Arbour Lake’s design is based on similar communities in Southern California. The access to parks and other amenities such as shopping and restaurants make the neighbourhood of just over 10,000 residents its own contained city, with no need to travel far to access essentials. When you want to head to other parts of the city, the main roads and Crowfoot C-Train provide easy access.

Even though you are a way out from the core, you don’t have to spend a lot of time in your vehicle getting places.  You are super close to Crowfoot Crossing, one of the largest shopping centres in Calgary with restaurants, shopping, medical and dental clinics all close by.  There is also the Melcor YMCA a short drive away, not to mention the gorgeous views of the Rockies, or the numerous parks and walking/bike paths dotting the surrounding hills. It’s perfect for young families, downsizers, commuters and outdoor enthusiasts alike.

Arbour Lake is also pretty diverse when it comes to home styles. There are some larger, estate-style detached homes, along with smaller starters and a fair bit of condo and townhome options as well. The new Arbour Lake West subdivision is also currently being developed, in case you are on the hunt for a new build.

People do target moving to Arbour Lake and one of the reasons is its affordability. The current benchmark price for a detached single family home is $472,340 with an average of 49 days on the market.

If you want to experience Arbour Lake for yourself, l’ll end this blog with a shameless plug; I currently have a listing at 113 Arbour Stone Place NW. Check it out here. Or better still, give me a call at 403-714-2781 and I’ll tell you all about it!

Amie Hautz

Hi, I’m Amie – it sounds like Miami, not Amy, but I won’t give you a hard time if you don’t remember how to say it ;)

I’ve been a full-time realtor since 2006 and am proud to have achieved the top 1% of realtors across Canada, but you won’t find my face on billboards or bus benches across the city. I pride myself on professionalism, expertise and strong communication but my focus is on YOU – achieving your real estate and lifestyle goals.

I have mainly lived in the inner city but have worked extensively through all parts of Calgary and the surrounding communities. I love the unique relationship I foster with all of my clients, from fresh-faced first-time buyers to downsizers making a move on their own terms.

A few fun facts… When I’m not working, you can often find me downhill mountain biking or skiing with my husband and friends. My greatest weakness is Made by Marcus ice cream. My favourite place is in a forest – the bigger the trees, the better. Other Calgary faves include an americano misto from Monogram, sourdough bread from Begonia Bakehouse, happy hour at Bridgette Bar, the view of downtown from Crescent Heights and taking a cold water swim in the Bow River!
